Drummond House Plans (basement apartment homes) no. 3117-V2

The mortgage helping home!

Without a doubt, plan 3117 is a popular model, as is plan 3107 with its 3 bedrooms that has made it one of our best sellers. Drummond House Plans’ designers developed plan 3117-V1 with a bachelor apartment in the basement to create a model that is sure to gain favor with those looking for a multigenerational or mortgage-helping home.

The main level offers two bedrooms with an increase in both width and depth of 2’ that permits the addition of a laundry area on the main floor and enough space for a computer desk in the corner of the living room. The third bedroom in the basement and a second living room, which can be used as a playroom for younger children or a home theater, is sure to be a welcome feature of this plan.

By Vivian Martin - Plan #2085-V2 - Plan #2085-V2

Designed from the very popular plan 2085, this version includes a modified “modern contemporary” style exterior. The low-slung roofline and geometric lines of the windows and cladding all create a very gentle Zen-like statement.

Inside, an open, flowing interior creates a spacious feeling in the activities areas. The right unit includes a laundry area in the bathroom (thus sacrificing a bit of bedroom space) while the second unit allows for a more spa-like atmosphere with spa tub. The master bedrooms enjoy private bathroom access and separation from the secondary bedroom thanks to the placement of the bathroom.

Well-separated patio placement allows a more intimate outdoor space for each unit. Additional recreation or living space can be added by developing the basement.

An alternate version, 2085-V1 is a more traditional exterior and includes an alternate interior.

By Vivian Martin - Plan # 3043 - Plan # 3043

Following the increasing demand for houses that allow semi-independent living of multiple generations, Drummond is happy to offer this model which is ideal when families want to be close but have independent living spaces.

Discover efficient internal organization resulting in attractive living spaces. On the family side, one need only note the beautiful living room with fireplace, and lovely kitchen / dinette with large windows and front view. Each of the models provides good size bedrooms, the presence of a common laundry room on the ground floor and functional bathrooms.

Each suite has a private entry and allows for easy access but independence of each suite. Of course, one should check with their municipality or planning department to ensure that secondary attached suites are allowed in local zoning.

This model is also available in a three-bedroom model (3042).

By Vivian Martin - Plan # 3832 - Plan # 3832

This generous 2992 sq. ft. layout is all about comfort and sharing. Of the 4 bedrooms, two are master suites with private baths. With the trend toward multi-generational living, the inclusion of dual master suites allows elderly parents or guests to enjoy some space of their own. A generous family room with fireplace flows out to the adjacent covered terrace.

Upstairs, the master suite and private family room share access to an upper deck.

A three-car garage adds to the conveniences of this home and the homeowner has additional flexibility to develop the basement.

The curb appeal of this model is so popular that we have a number of related models with alternate floor plans and sizes. One of them is sure to please.

In order to answer the increasing requests from the population, Drummond House Plans has decided to re-design three of its top-selling home designs, to incorporate an elevator.

In fact, it involves three very popular house plans: a Country style design, a charming European home and a luxury European mansion, already in existence here. Modifications have been made to these homes in order to integrate an elevator in each one of them.

There are many reasons why our customers are looking for houses with elevators. Among other things, we find baby-boomers or the elderly with reduced mobility but are otherwise completely self-sufficient, as well as families where one family member has reduced mobility.

Last January, during our annual meeting of Drummond House Plan Agencies, we had the opportunity to have as a guest, the Savaria Concord company.

They specialize in finding accessibility solutions in North America. Amongst these solutions were stair chair lifts, platforms as well as elevators themselves. Able to modify plans from its collection, Drummond House Plans also specializes in the exclusive concept of plans for new homes according to your needs as well as renovation plans and home addition designs for your existing home, among others, integrating an elevator!

Drummond House Plans, a house design firm specializing in residential architecture since 1973, recently created a collection of multigenerational house plans, for multi-generational, bi generational or extended families.

Are you thinking of inviting the grand-parents (baby-boomers!) to share a new house with your family, and want to make sure they have their own private areas?  Do you have young adult children moving back home to save money and want to offer them (and you!), private spaces?  Are you a blended family with many children in need of extra bedrooms and more than one kitchen and /or family rooms?

The Multigenerational Drummond house designs and floor plans are designed as one home containing two separate units.  The main unit is generally larger, offering three and even four bedrooms to accomodate a young family with children, while the other unit offers all the comforts of a full apartment with one bedroom, a kitchen, dining and living rooms, as well as a full bathroom and laundry facilities.  For security purposes, both units are usually accessible to one another from inside the home, but both have their own individual / independant access to and from the outside.

Multigenerational homes & multigenerational floor plans

I’d like to share with you three of my favorite multigenerational homes (or bi generational, what is your favorite word for it?)  Each one caters to the various styles and sizes required by you.  These three beautiful homes all offer large units for the family including very well organized apartments for the grand-parents!  All within the same house!  Which ones are your favorites?  Have a look at all of Drummond’s multigenerational house plan collection and send me your feedback!
